Sunnyvale, California

Homewood Suites by Hilton
Sunnyvale – Silicon Valley

Hotel Innvestor was contacted by a long tenured client about a potential development site on the main thoroughfare in the heart of Silicon Valley. HI immediately brought the opportunity to one of our partners focused on new development that also owned other hotels in the area. HI proceeded to facilitate the negotiations of a long-term ground lease with the land owner and HI’s development partner and also sourced the construction debt for the project.

The result is the 127-suite Homewood Suites by Hilton Sunnyvale – Silicon Valley – which won Homewood Suites New Development of the Year award from Hilton Hotels upon opening. HI was able to source the opportunity through its extensive network of contacts, identify an active developer to execute the opportunity, facilitate the creation of a new long-term ground lease and source the construction financing.

Southern Pines, North Carolina

Residence Inn Pinehurst Southern Pines

Hotel Innvestor was contacted by an associate looking for additional equity to consummate the acquisition of an 80-suite Residence Inn located in the golf mecca of Pinehurst, North Carolina, the host of several US Open Championships. HI reviewed the due diligence and realized the market has multiple demand generators, including nearby Fort Bragg, and there were operational changes that would increase profitability. As the premier extended stay brand, the Residence Inn was a perfect fit for the market, but also represented an opportunity to increase revenue through renovations and management efficiencies.

HI was able to bring in one of our operating partners to maximize the property’s potential and to raise the majority of the limited partner equity including direct investment from HI and advised on the assumption of the existing CMBS debt. The change in management and subsequent renovations have allowed the hotel to continually lead the market in REVPAR.

Irvine, California

Element by Westin

Hotel Innvestor met with landowners that were exploring the possible redevelopment of an antiquated one-story structure on their land into a new hotel. The landowners were not developers or hoteliers and had identified a second-tier franchise and planned to use SBA financing for construction. HI recognized the opportunity for an extended stay hotel on the site and proceeded to put all the pieces together to make it happen.

First, they brought in one of their development partners and jointly moved to secure the Marriott Element franchise for the project. HI then facilitated the negotiations to create a new joint-venture between the landowners, the developer/manager and additional equity partners including direct investment from HI and sourced the construction debt. The result is the 124-suite Element by Westin located in Irvine, California about 1 mile from John Wayne Airport.

La Jolla, California

Pantai Inn & Suites

Through its extensive network of industry contacts, Hotel Innvestor learned about the possibility to acquire the fee simple interest in an oceanfront boutique hotel in one of the most coveted markets in the country. The property was comprised of 10 contiguous parcels totaling 1 acre of land. After meeting with the owners, HI found they were the grandchildren of the original developer and that the property had not been on the market since 1948. It was also clear the property was clean, but not being run to its full potential.

HI quickly seized on the opportunity and executed a purchase and sale agreement and opened escrow on the acquisition. After gaining control of the asset, HI brought in multiple equity partners as well as a local market developer/owner familiar with zoning and building code to help unlock additional value. The partnership was able to generate an extremely attractive return by selling off the individual parcels to different buyers. HI was able to execute on the opportunity by sourcing the deal, brokering the sale, bringing in additional equity and operational partners and working with the city to clarify zoning and density issues that ultimately created tremendous value.

Our Founder and President, Tim L. Edgar, has been active in the hotel industry since 1991 in hotel operations, brokerage and ownership. During his 30+ year career in hotel brokerage, Tim sold over $1.2 billion in hotel properties and underwrote several billion dollars’ worth of additional projects.

He has partnered with Chris Tychsen CRPC – VP of Investments & Capital Markets. Chris brings 30+ years of extensive business experience working with start-up & venture capital firms in the environmental, technology, and financial-related industries.

Our Vice President of Operations, Saundra Edgar, has been involved in the management of multi-million dollar commercial projects for the last 30+ years. These projects have averaged +/- 150 employees under her management. All of our founding members are graduates and friends from the University of Southern California.

Tim L. Edgar

Founder & President

Tim oversees all of Hotel Innvestors acquisitions, development, and asset management. He started his career in hotels in 1991 working at the Beverly Hilton while studying at the University of Southern California. After graduating from USC, Edgar went into hotel property brokerage, where he underwrote hundreds of hotel projects and personally consummated over $1.2+ billion in hotel property sales. Throughout his 30+ year career, Tim has been an active investor in hotel properties and debt instruments. Edgar founded Hotel Innvestor to harness his experience and industry knowledge to identify & execute on compelling hotel related investments.

Tim is a recognized industry expert in hotel real estate & finance. He has been quoted in publications such as Hotel Business, Hotel News Now, the Orange County Business Journal, The New England Real Estate Journal, Boston Hospitality Review and Real Estate Fund Manager. Edgar has also been a featured speaker on the subject at various conferences including the Americas Lodging Industry Summit (ALIS) in Los Angeles, The Lodging Conference (TLC) in Phoenix, The Hunter Hotel Conference (HHC) in Atlanta, The California Lodging Investment Conference (CLIC) in Irvine, Meet the Money (MTM) in Los Angeles, The Hotel Equities & Lender Perspectives (HELP) in Boston, The Alternative Investing Summit (AIS) in Laguna Beach, and the North American Tourism & Hospitality Investment Conference (NATHIC) in both Chicago & Miami.

Chris Tychsen

VP of Investments & Capital Markets

Chris heads up the capital markets team and handles investor relations. He brings 30+ years of extensive business experience working with start-up & venture capital firms in the environmental, technology, and financial related industries. Entrepreneur and former Private Banker & Global Wealth Investment Advisor at Merrill Lynch, Chris holds the Series 7 & Series 66 licenses, along with the CRPC® – Chartered Retirement Planning Counselor designation.

Saundra Edgar

Vice President of Operations

Saundra has 30+ years of experience in commercial construction management in California. She has estimated over 1000 projects nationally and has managed several construction projects ranging from $2,000,000 to $28,000,000 in value. Ms. Edgar brings significant experience to the team by managing 100+ employees; creating and tracking budgets and schedules; conducting contract negotiations and implementing contract compliance.

Graduate of University of Southern California, BS Civil Engineering.
